  • Rates for buy-to-let mortgages are typically 2% above residential mortgage rates
  • Investors usually require a larger deposit of at least 15%
  • You may need to prove that you can cover the mortgage payments should the property become empty
  • Rental income required can be up to 145% of the monthly mortgage payment
  • There is an additional 3% Stamp Duty surcharge on buy-to-let properties and second homes (excluding holiday lets)
